Slate has a very long life because it shrugs off UV and water and is rarely affected by changes in climate. Individual slates that crack, slip or break can be replaced quickly and cheaply.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Eston's position on the northern slopes of the Eston Hills gives many homes good views over the Tees, but it also leaves roofs open to strong winds from the estuary and the coast. The older parts of Eston and Normanby have Victorian and early twentieth century terraces built during the ironstone mining years, typically roofed in slate with brick chimneys that now need repointing, new flashings and slate replacement. The large post-war estates around Eston, Teesville and Normanby were mostly roofed in concrete tiles, and these commonly suffer from failed ridge mortar, perished felt and leaking flat roofed extensions. Many former council houses are now privately owned and coming up for their first full re-roof. Gutters, fascias and soffits also take a battering from wind and rain on the higher streets.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Eston home and leads to a much bigger repair bill.
We regularly work in and around Eston, and our team is often on roofs in Normanby and Teesville too.
We also cover these nearby areas with the same team and the same guarantees.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Eston home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Eston team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Eston roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Eston home while we work.
Re-roofing costs in Eston depend on whether you have a slate roofed terrace with chimneys or a post-war semi with concrete tiles, along with roof size, scaffolding on sloping streets and the condition of the timbers. As a guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We carry out a free site survey and then send a fixed written quote. Call 01642 549811 to book yours in Eston.
