Slate has a very long life because it shrugs off UV and water and is rarely affected by changes in climate. Individual slates that crack, slip or break can be replaced quickly and cheaply.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
South Bank grew quickly in the Victorian era to house workers for the ironworks and Smith's Dock, so much of what remains is long rows of brick terraces off Normanby Road, along with later council housing. Many of the terrace roofs still carry original slate that has gone soft and brittle, and chimney stacks shared between neighbours are often cracked or leaning. Decades of industrial air and damp breezes off the Tees estuary have left lead flashings tired and gutters choked. Rear yards often have single storey offshoots with failing felt roofs, which are a common source of leaks. Where terraces share a roofline, we take care to tie new work neatly into the neighbouring roof.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your South Bank home and leads to a much bigger repair bill.
Our teams work across South Bank week in, week out, along with neighbouring Grangetown and Eston.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your South Bank home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local South Bank team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your South Bank roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your South Bank home while we work.
For South Bank terraces, the main cost drivers are scaffolding on narrow streets, the state of shared chimneys and whether the roof timbers need repair once the old slate comes off. Larger semis and end terraces cost more simply because of their size. As a rough guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We offer a free site survey and a fixed written quote, with no surprises later. Call 01642 549811 to book.
