High on the coast road between Saltburn and Loftus, Brotton takes plenty of weather, and its roofs show it. Done Right Roofing Services Ltd are trusted roofers in Brotton and across East Cleveland, handling roofing repairs, full replacements, chimney work and flat roofs for homeowners and landlords. We cover the whole of TS12, including Carlin How, Skelton and Saltburn-by-the-Sea, and we are happy to come out and look at anything from a single dripping ceiling to a roof that needs replacing.
On the older terraces we work with natural Welsh slate and lead, while newer homes usually take concrete or clay tiles, and flat roofs are finished in GRP fibreglass or EPDM rubber. We are a family run firm with full public liability insurance and listings on Checkatrade and Bark. Quotes are free and carry no obligation, and all work is fully guaranteed.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Most of Brotton's older housing dates from the nineteenth century ironstone boom, when long rows of Victorian terraces went up for mining families, and post-war council houses and newer estates followed on the edges. The terraces were mostly roofed in slate, and after well over a century many are suffering from nail fatigue, slipped and cracked slates, and chimney stacks with failing pointing and flashings. Brotton sits on high ground close to the cliffs at Huntcliff and Warsett Hill, so salt laden wind from the North Sea is constant, corroding fixings and driving rain under loose slates. Concrete tiled roofs on the post-war housing are now often on their original underlay, which tends to perish and let in damp. Dormers and rear extensions with felt roofs are common problem areas too.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Brotton home and leads to a much bigger repair bill.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Brotton home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Brotton team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Brotton roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Brotton home while we work.
In Brotton, the main factor is whether you have an original slate roof on a Victorian terrace or a tiled roof on a newer house. Slate re-roofs, chimney repairs and scaffolding on steep streets add cost, while a modern semi is more straightforward. As a guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We will survey your roof for free and give you a fixed written quote. Ring 01287 599245 to book.
