Slate has a very long life because it shrugs off UV and water and is rarely affected by changes in climate. Individual slates that crack, slip or break can be replaced quickly and cheaply.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
The opening of the Stockton and Darlington Railway in 1825 drove the town's growth, and the streets around North Road and Bank Top are still lined with Victorian terraces roofed in Welsh slate. Many are now suffering from nail fatigue, slipped slates, chimney stacks needing rebuilding and worn lead in back valleys. The West End, around Coniscliffe Road, has large Victorian and Edwardian houses within conservation areas, where natural slate must be matched and planning rules respected. Further out, Mowden and Hummersknott are known for interwar and post-war semis with clay or concrete tiles, now commonly needing new underlay and ridge work, while post-war estates such as Firthmoor and Branksome have flat roofed porches and garages. Darlington's town centre also has commercial buildings with complex older roofs.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Darlington home and leads to a much bigger repair bill.
We regularly work in and around Darlington, from Mowden on the west side to Haughton le Skerne in the east.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Darlington home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Darlington team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Darlington roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Darlington home while we work.
Roof prices in Darlington depend heavily on the type of house. A Victorian terrace with slate and a large chimney stack, a West End villa in a conservation area and a 1930s semi in Mowden are very different jobs, and size, access and timber condition all count. As a guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We start with a free site survey and give you a fixed written quote. Call 01325 589104 to arrange it.
