Slate has a very long life because it shrugs off UV and water and is rarely affected by changes in climate. Individual slates that crack, slip or break can be replaced quickly and cheaply.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Eastbourne is largely made up of interwar and post-war housing, with rows of brick semis and short terraces, many originally built as council homes, along with some later infill. Most roofs are concrete or clay tiles laid over bitumen felt, and after many decades that felt often becomes brittle and tears, letting damp reach the battens. We also see a lot of loose or missing ridge tiles where the mortar has crumbled, cracked tiles around chimney stacks and leaking flat roofs on kitchen extensions, porches and garages. Hipped roofs on the semis can lose hip tiles in high winds. Some homes have had solar panels or aerials fitted over the years, and poorly sealed brackets can cause slow leaks that only show up as stains on bedroom ceilings.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Eastbourne home and leads to a much bigger repair bill.
We regularly work in and around Eastbourne, with plenty of jobs in nearby Firthmoor and Haughton le Skerne.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Eastbourne home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Eastbourne team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Eastbourne roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Eastbourne home while we work.
For a typical Eastbourne semi or terrace, the cost of a new roof mainly depends on the roof shape, whether it is hipped or gabled, the tiles you choose and whether chimneys or a flat roof extension need work too. As a guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We carry out a free site survey and then provide a fixed written quote, so there are no surprises. Call 01325 589104 to book.
