Slate has a very long life because it shrugs off UV and water and is rarely affected by changes in climate. Individual slates that crack, slip or break can be replaced quickly and cheaply.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Few areas have as much variety in their roofs as Cleveland. Middlesbrough and Stockton have street after street of Victorian and Edwardian terraces with slate roofs and brick chimneys, many now well past their best. Redcar, Marske and Saltburn face salt spray and strong onshore winds that corrode fixings and lift tiles. Towns such as Guisborough have historic centres and conservation areas where natural slate and pantiles must be matched, while the post-war estates and 1960s and 70s housing across Cleveland now need replacement concrete tiles and new flat roofs. The area's industrial heritage also leaves plenty of commercial and warehouse buildings with ageing sheet roofs. Whatever the property, we assess it properly and recommend the right repair or replacement.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Cleveland home and leads to a much bigger repair bill.
We regularly work right across Cleveland, with plenty of our roofing jobs taking us to Guisborough and Redcar.
We also cover these nearby areas with the same team and the same guarantees.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Cleveland home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Cleveland team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Cleveland roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Cleveland home while we work.
Across Cleveland the cost of a new roof varies with the property: a Victorian terrace with slate and chimneys, a coastal home needing stronger fixings and a post-war semi with concrete tiles will all be priced differently. Roof size, scaffolding and the state of the timbers matter too. As a guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We offer a free site survey and a fixed written quote, so call 01287 599245 to book.
