Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Much of Skelton was built on the back of ironstone mining, so a lot of the housing is Victorian and Edwardian brick terrace with slate roofs that are now well over a century old. On those properties we often find nail fatigue, where slates slide out one by one, along with crumbling mortar on ridges and chimney stacks. Rear offshoots and kitchen extensions frequently carry old felt flat roofs that crack and let water in at the joints. The village stands on high ground between the North Sea and the Cleveland Hills, so wind driven rain and winter frost work into any weak point. Around the older core near Skelton Castle and All Saints, owners should also think about matching original slate where the street scene matters.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Skelton home and leads to a much bigger repair bill.
We are on the roads around Skelton most weeks, often heading on to jobs in Brotton or down into Saltburn-by-the-Sea.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Skelton home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Skelton team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Skelton roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Skelton home while we work.
In Skelton the price mostly depends on the size of the roof, whether old slate is being replaced like for like, and how much work the chimneys and timbers need. Terraces with shared stacks and scaffold access from the street can differ quite a bit from a detached house. As a guide, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We start with a free site survey and then give a fixed written quote. Call 01287 599245 to book yours.
