Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Hutton Magna is a small farming village just south of the A66, on the higher ground between the Tees valley and Richmond. Its houses and cottages are mainly built of local stone, with roofs of Welsh slate or heavier stone slates, and there are plenty of traditional barns and farm buildings around it. These roofs are often very old, and common faults include slipped slates from rusted nails, failing ridges, worn lead around chimneys and rotten roof timbers where leaks have gone unnoticed. The village is exposed to strong winds and winter weather coming across open country, so verges and ridges take a battering. Matching reclaimed slate and stone matters here to keep Hutton Magna looking as it should, particularly on older and listed buildings.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Hutton Magna home and leads to a much bigger repair bill.
We regularly work in and around Hutton Magna, as well as nearby Caldwell and Ovington, so we know these rural roofs well.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Hutton Magna home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Hutton Magna team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Hutton Magna roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Hutton Magna home while we work.
Roof prices in Hutton Magna depend on the stone or slate needed, the roof size, access for scaffolding on rural sites and how much timber repair is required. Stone slate roofs and listed buildings will cost more. Re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. We will visit for a free site survey and give a fixed written quote. Call 01833 689096 to arrange it.
