Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Grangetown grew up in the 1880s as a company town for ironworkers, and most of its original streets of terraces were cleared during the twentieth century. What stands today in Grangetown is largely council housing built after the war and later redevelopment, mixed with newer housing association homes. Many of these roofs carry concrete interlocking tiles now well into their working life, with crumbling ridge mortar, perished felt under the tiles and rotten timber fascias. Flat roofs on porches, kitchen extensions and garages are a frequent source of leaks. Sitting close to the Tees estuary and the old steelworks land, the area gets strong winds and decades of industrial grime, which speed up wear on gutters, flashings and older felt. Replacing a tired roof with modern breathable membranes and dry fix ridges solves most of it.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Grangetown home and leads to a much bigger repair bill.
Our roofers are in and around Grangetown week in, week out, often working on homes in nearby South Bank and Eston too.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Grangetown home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Grangetown team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Grangetown roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Grangetown home while we work.
Most Grangetown houses are post-war semis and terraces, so roof sizes are fairly modest, but the cost still depends on tile type, the condition of the battens and timbers, scaffolding and any chimney work. Re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500, and concrete tiles can bring that down. We will carry out a free site survey and send a fixed written quote. Call 01642 549811 to arrange it.
