Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Seaton Carew grew as a seaside resort south of Hartlepool, and its seafront along The Front is lined with Victorian and Edwardian houses, many with slate roofs, bay windows and tall chimneys. Behind the front are interwar and post-war semis and newer estates. The village faces straight into North Sea winds, with sand and salt blowing off the dunes, which corrodes nails and fixings, wears away mortar and fills gutters. Slipped slates, perished flashings and blocked valleys are common on older properties, while bay window roofs and flat roof extensions often leak. Much of the older seafront lies in a conservation area, so in that part of Seaton Carew we use matching slate and details.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Seaton Carew home and leads to a much bigger repair bill.
We are regularly on roofs in and around Seaton Carew, and also work throughout Hartlepool and out at Greatham.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Seaton Carew home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Seaton Carew team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Seaton Carew roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Seaton Carew home while we work.
Roof costs in Seaton Carew vary with the property type, roof size and exposure. A Victorian seafront house with slate, bays and chimneys costs more than a tiled semi a few streets back. As a typical example, re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500.
