Slate has a very long life because it shrugs off UV and water and is rarely affected by changes in climate. Individual slates that crack, slip or break can be replaced quickly and cheaply.

Often visible from the street after high winds. Each gap lets rain reach the felt and battens.
Bubbled wallpaper, peeling paint or brown rings upstairs usually mean water is already getting in.
Ridge, hip and verge mortar breaks down with frost, leaving tiles that can lift in the next storm.
Moss, grit and debris in the gutters send water back under the roof edge and down the walls.
If you can see light through the roof from the loft, rain and cold air can get through too.
Standing water, blisters or splits on a felt flat roof are a sign the covering is near the end of its life.
Greatham is an old village with a long history, best known for the Hospital of God, the almshouses founded in the thirteenth century close to the parish church. The older part of Greatham has brick and stone cottages with clay pantiles and slate, much of it within a conservation area, so repairs there should match the original materials. Around it are newer homes built over recent decades, typically with concrete interlocking tiles. The village sits on low, open ground near Greatham Creek and the Teesmouth marshes, with very little shelter from wind coming off the North Sea. That exposure lifts tiles at verges and ridges, drives rain under poorly sealed flashings and wears out gutters and fascias. Salt in the air also shortens the life of cheap metal fixings.
The importance of repairing minor roof damage is easy to underestimate. A small leak and the damp patch it leaves can grow into a problem that weakens the structure of your Greatham home and leads to a much bigger repair bill.
We regularly work in and around Greatham, including homes in Hartlepool and the nearby village of Elwick.
We also cover these nearby areas with the same team and the same guarantees.

Not usually. Most leaks come from a loose, cracked or slipped tile or slate, failed flashing or a tired valley, and can be repaired on their own. A full re-roof is only needed when the roof system as a whole has failed or the roof is no longer safe. We will tell you honestly which applies to your Greatham home.
Get them replaced as soon as possible, before rain reaches the felt and timbers underneath. Replacing tiles safely is a skilled job, so please do not climb up yourself. Contact your local Greatham team and we will match the tile, fix it properly and check the surrounding roof while we are there.
It depends on the extent of the damage, the age of the roof and the materials it is made from. We survey the roof, show you what we find and explain the options. Where a repair is the sensible choice we will repair it. Sometimes a full replacement is the only lasting solution, and we will explain why.
Leaks are often the first sign. Check your Greatham roof and gutters twice a year for cracked, slipped or missing tiles, loose ridge tiles and a build-up of grit in the gutters. Indoors, look for damp patches, bubbled or peeling wallpaper, cracked paint or stained plasterboard. The longer a problem is left, the more it costs to put right.
Only in very exceptional circumstances, such as a roof that is structurally unsafe. In almost every case you can stay in your Greatham home while we work.
The cost of a new roof in Greatham comes down to the size of the house, the tiles or slate chosen, scaffolding, and whether you live in the conservation area where matching pantiles may be required. Re-roofing a typical semi-detached property with clay tiles could cost anything between £3,500 and £5,500. Bungalows and smaller cottages can cost less. We offer a free site survey followed by a fixed written quote. Call 01429 672349 to book.
